1. Purpose and Acceptance

These terms govern use of the Refúgio da Azinheira website and pre-contractual interactions related to stays.

By browsing the site, accepting the legal notice and/or submitting a booking request, you acknowledge and accept these terms, the Privacy Policy and the Cookie Policy.

2. Website Information

Content, prices and availability shown on the website are informational and subject to confirmation.

Final booking confirmation depends on explicit validation by the accommodation provider.

3. Bookings and Payments

This website is for information purposes only. No booking, contract or payment obligation is formed through the site.

Published prices are indicative and for reference, subject to direct confirmation with the hosts.

All specific conditions — final price, deposit or advance (where applicable), timings, capacity and payment terms — are agreed individually between the guest and the hosts via WhatsApp, email or phone.

A booking commitment exists only after explicit written confirmation from the hosts on the direct channel used for the enquiry.

4. Changes and Cancellations

Changes and cancellations are handled case by case, through the same direct channel used to agree the booking with the hosts.

The website does not publish rigid cancellation rules; each stay has its own terms, communicated by the hosts at the time of booking.

5. Check-in, Check-out and Legal Duties

The lead guest must provide accurate information and legally required identification/documentation.

Missing mandatory legal information may prevent accommodation.

Check-in/check-out times must be respected unless otherwise agreed.

6. Use of the Property

Guests must comply with occupancy limits, house rules, quiet hours and prudent use of the property.

Unauthorized events, unlawful activities or behavior compromising safety/peace are not allowed.

7. Damage and Guest Liability

Guests are liable for damage, losses or extraordinary costs caused by themselves or accompanying persons.

A security deposit may be required when communicated in the booking process.

8. Limitation of Accommodation Liability

Refúgio da Azinheira is not liable for non-performance due to force majeure or third parties beyond reasonable control.

It is not liable for unattended personal belongings except where mandatory law provides otherwise.

9. Data Protection

Personal data processing follows GDPR, Portuguese Law no. 58/2019, the published Privacy Policy and the Cookie Policy.

By submitting data, users declare that information is accurate and up to date.

10. Intellectual Property

Texts, images, branding, logos and website structure are protected by intellectual property rights.

Reproduction, distribution or commercial use without prior written authorization is prohibited.

11. Changes to the Terms

These terms may be amended to reflect legal, technical or operational changes.

The applicable version is the one published on the relevant date of use.

12. Governing Law and Jurisdiction

Portuguese law applies.

In case of dispute, the legally competent forum applies, without prejudice to applicable ADR mechanisms.
