1. Object and acceptance
These Terms and Conditions govern access to and use of the Refúgio da Azinheira website, a licensed Local Accommodation establishment located at Rua da Azinheira no. 22, 7595-116 Torrão, Portugal, operated by Alda Nunes.
By accessing and using the website, the user declares that they have read and accepted these Terms. If you do not agree, you should refrain from using the website.
2. Informational nature of the website
The website is purely informational. Its purpose is to present the accommodation, its features, conditions and approximate availability.
The website is not a booking platform: bookings, payments and the conclusion of contracts online are not possible. No accommodation contract is formed through the website.
3. Prices and indicative information
The prices and other information shown on the website are indicative and provided for guidance only. They do not constitute a binding contractual offer.
The applicable amounts, availability and specific conditions are confirmed directly with us or through the platform on which the booking is made, at the time of booking.
4. Bookings: direct channels and platforms
Bookings may be made by direct contact (WhatsApp or email) or through the Booking.com and Airbnb platforms, whose links are provided on the website.
Bookings made through Booking.com or Airbnb are governed by the terms, conditions and policies of those platforms, which act independently. We recommend reading them before booking.
5. Availability calendar
The website may display an availability calendar that is synchronised periodically with the booking platforms via calendar files (iCal). This synchronisation is not necessarily in real time.
The availability shown is therefore purely informational and does not constitute a guarantee. Actual availability must always be confirmed directly with us or through the relevant platform before considering the booking complete.
6. Changes and cancellations
Change and cancellation conditions depend on the booking channel. For bookings made through Booking.com or Airbnb, those platforms' policies apply.
For direct bookings, change and cancellation conditions are agreed on a case-by-case basis at the time of booking. If in doubt, contact us.
7. Legal obligations at check-in
At the time of the stay, and as required by law, guests must present a valid identification document. We collect the data required by law (name, document number, nationality, date of birth, country of residence, dates of stay and number of guests) to comply with Local Accommodation obligations and reporting to the competent authorities.

8. Intellectual property
The website content, including texts, images, the «Refúgio da Azinheira» brand and visual identity, is protected by intellectual property rights and belongs to its owners or is used with authorisation.
Reproduction, distribution or use of this content is not permitted without prior authorisation, save for the normal browsing and use of the website for personal, non-commercial purposes.
9. Limitation of liability
We make reasonable efforts to keep the website information up to date and accurate, but we do not guarantee the absence of errors, inaccuracies or interruptions.
To the extent permitted by law, we are not liable for damage arising from use of the website, from indicative information (including prices and availability) or from temporary unavailability of the site. Nothing in these Terms excludes liability that cannot be excluded by law, in particular towards consumers.
10. Links to third-party sites
The website may contain links to third-party sites, such as Booking.com, Airbnb or Google Maps. We do not control those sites and are not responsible for their content or policies. Access to those sites is governed by their respective terms.
11. Applicable law and jurisdiction
These Terms are governed by Portuguese law.
The Portuguese courts have jurisdiction to resolve any dispute arising from these Terms, without prejudice to mandatory consumer-protection rules that confer jurisdiction on another forum.
12. Alternative dispute resolution for consumers
Under Portuguese Law no. 144/2015 and Decree-Law no. 24/2014, in the event of a consumer dispute the consumer may resort to an alternative dispute resolution (ADR / «RAL») body. On request, we provide information about the body competent by territory and subject matter, and we make this information available at the establishment.
The Complaints Book is also available to customers, including its electronic version, accessible at www.livroreclamacoes.pt.
13. Changes to the Terms
We may update these Terms whenever necessary. The current version is always available on the website, with its date, and applies from the moment it is published.
